ASSESSMENT NOTICES

On March 27th, 2026 the Delaware County Assessor's Office mailed the 2026 Real Estate Assessment Notices to property owners with value changes ONLY.  The notices are intended to inform property owners of the estimated market value of your property as of January 1, 2026.  The values should not be confused with taxable value or the tax bill. 

Assessments are required to be at 100% of fair market value of the property (unless otherwise provided by the Code of Iowa) in its condition as of January 1st.  This is the amount established by the assessor’s office before application of the state rollback factor.  The 2026 assessed value will be the basis of your tax bill in 2027/2028

Property owners who feel the value indicated is not fair market value should be prepared to state their estimate of market value and present evidence to support that estimate, such as sales, costs, remodeling, recent appraisals, etc.

NOTICE: If you are not satisfied that the assessment is correct, you may contact our office on or after April 2, to and including April 25, of the year of the assessment to request an informal review of the assessment pursuant to Section 441.30. 

OR, if you are not satisfied that the assessment is correct, you may file a protest against such assessment with the Board of Review on or after April 2nd to and including April 30th of the year of the assessment.  Such protest must be confined to the grounds specified in Section 441.37(1)(a)(1), Code of Iowa. 

Electronic filing of protests is authorized by the Delaware County Board of Review under Iowa Code 441.37 (3) and petitions can be emailed to dlett@co.delaware.ia.us.  The petition form may be found at https://delawarecounty.iowa.gov/ or https://delaware.iowaassessors.com/forms.php on or after April 2nd.

NOTICE TO PROPERTY OWNERS WITH CHANGES TO THEIR PARCEL(S)

The Delaware County Assessor’s Office WILL NO LONGER be mailing postcards.

If you have made any changes to your property since January 1, 2026 (Reporting Requirements), please report them by September 30, 2026 using one of the following methods:

  • Complete the Data Update Form located within your parcel information on the Beacon Website
  • Visit our office in person
  • Call us at 563-927-2526, Monday–Friday, 8:00 a.m.–4:30 p.m.

If no changes have been made to your property, no action is required.

HOMESTEAD TAX CREDIT AND 65+ EXEMPTION

 

In order to qualify for the Homestead Tax Credit, you must

     1.  Own and occupy the property as a homestead on July 1 of each year

     2.  Declare residency in Iowa for income tax purposes

     3.  Occupy the property for at least six months each year 

 

In order to qualify for the 65+ exemption, you must

     1. Be age 65 or older as of January 1 of the year you apply

     2. Qualify for the homestead credit

 

The claim must be filed on or before July 1.  Claim is allowed for successive years without further filing as long as eligible. 

 

The application form can be found at beacon.schneidercorp.com.  Click on 'Property Search' and enter your property address in the address search field. Once on the parcel summary screen, click on 'Homestead Tax Credit Application' and complete the form.  You will be able to electronically submit the application and will receive a copy of the form emailed back to you.  

 

 If you qualify for a military exemption or disabled veteran credit, please contact the office for further instructions.
